			<content:encoded><![CDATA[<p>One reason people buy homes is that they know they can either take off on Friday or leave work early and HEAD TO THE SHORE!  Even in the winter time, there are many activities happening in Avalon &amp; Stone Harbor.   Thanksgiving is just around the corner and you could be busy morning, noon and night.  Or if you just want to relax and hide from the crowds, you can take a long walk on the beach and let your mind relax&#8230;meet friends at the local bars and have lots of laughs&#8230;take a bike ride (there are no cars around to intimidate you)&#8230;or curl up and read a book in the peace and quiet of the jersey shore.  You will go back to work feeling refreshed and rejuvenated!</p>

			<content:encoded><![CDATA[<p>It&#8217;s November&#8230;during the week it is pretty empty of people&#8230;so what do most of us do?  We go the library.  You could watch a movie with others, listen to a history lecture, learn how to use your Smart Phone or your new Kindle, take an art appreciation class, learn how to knit, play scrabble, discuss books, learn how to basket weave or use your digital camera.  If you love music, listen to a Holiday Concert.  If you have a computer, you could sign up for computer class.  Or, if you are like me, take out a video and fall asleep on the couch watching it.  There is something for everyone at the Avalon Library.  What is your favorite thing to do at the Avalon Library?</p>

<p>2.  Open the spigot on the outside and let it drain.  For those of you who have outside showers, you may want to call a plumber unless you have a handy husband.</p>
<p>Remember&#8230;if you don&#8217;t turn off the water, pipes can freeze and faucets can be destroyed by ice.  Also if the break goes undetected, come Spring you will have water running and receive a large water bill.  Better to be safe than sorry.</p>

			<content:encoded><![CDATA[<p>You can tell the weather is getting cooler because Real Estate on the Island is also cooling down.  This week Avalon had 3 properties go Under Contract while Stone Harbor had 0.  One home which settled this week, 160 103rd Street, Stone Harbor, went for $1,549,000.  The assessment for that home is $1,784,000 so you can see prices continue to sell under value.  This may be great for Buyers but certainly is disappointing to Sellers.  As for the 3 homes that went Under Contract in Avalon, one was a 5 bedroom, 3.5 bath on the beach block of 25th Street that was listed for $1.4 M.  What a great price to begin with.  We will not know what it actually sold for until settlement&#8230;but someone sure got a great deal. </p>

			<content:encoded><![CDATA[<p>This week Avalon had 24 new Sale Listings.  The highest list price was $15,500,000 for a lot in the High Dunes and the lowest was $295,000 for a condo in a complex.  Of the 7 settlements, the highest was a Bayfront in the Lagoon area for $4.6 M and the lowest was for $462,500, a 3 bedroom, 2 bath condo. Each of the sold properties sold under their list price.   Of the 4 properties that went Under Contract, there were two Beach Block homes, One Condo at the Avalon Hotel and a small duplex. </p>
<p>Stone Harbor had 14 new Sale Listings with the highest price being a bay front for $4.250 M and the lowest being a 1 bedroom condo for $329,000.  Of the 3 settlements that occurred, the highest was $1.850 M on First Avenue  and the lowest being a 2 bedroom condo for $365,000.  Again all properties sold under their list price.  No properties went Under Contract this past week in Stone Harbor.</p>
<p>There is slow movement in both towns.  The average time a property is on the market ranges from 209 days (Avalon) to 326 days (Stone Harbor.  Most properties are selling close to or under their assessment.</p>

			<content:encoded><![CDATA[<p>Those of you who either live on the Island or are looking to buy or rent know there is no better place in the world to live.  We have pristine beaches, well managed towns, clubs that work to improve the quality of life all around us, fire departments that work overtime to keep our community safe and police departments that are well trained to protect us.  </p>
<p> It does not matter what you like to do&#8230;we have it!  Fishing?  Every season brings its unique fish to surround our Island and wait to be caught by our experienced and inexperienced anglers.  Card Playing? Bridge and Pinocle clubs are in season all year round.   Meeting with Friends over dinner and drinks?  Both towns have unique bars and restaurants.   Our newer library has multiple programs to keep you busy 7 days a week&#8230;computer training, painting, geneology, dancing and much more.</p>
<p>For some of just walking on the beach is enough to make us happy.  Watching our children and grandchildren experience the thrill of riding a wave in or finding shells to take home with them brings immeasurable happiness to our hearts.</p>
<p>Yes, Island Living, in my opinion, satifys the spirit of living.   You should try it sometime.</p>
